New mixed use project could replace La Cienega car wash

An Ohio-based developer recently paid $ 21.25 million for the property

A La Cienega Boulevard car wash in Beverly Grove just south of West Hollywood (across from the newly landmarked Norms) could soon make way for a new mixed use development with housing, retail, and restaurant space.

Plans filed with the city Thursday show the project will include 96 apartments, including 9 set aside for very low-income tenants (those making under 50 percent of median income in the area).

Also included: a subterranean parking garage, 5,495 square feet of retail space and either 3,000 or 8,500 square feet of restaurant space—the project summary posted to the Planning Department’s website lists both numbers.

In January, The Real Deal reported that the car wash had been purchased by Ohio-based developer Stark Enterprises. The property sold for a whopping $ 21.25 million, making the deal one of the most expensive per-square-foot transactions ever recorded in the area.

Marcus & Millichap agent Brandon Michaels, who brokered the deal, told The Real Deal that the new owner planned to build a “substantial project, with a lot of capital.”

Now, it seems, that substantial project has been revealed.

In exchange for the 9 units of affordable housing, the developer has requested a 40 percent increase in project density over what the site’s zoning rules currently allow.
